Real Estate showing signs of life in Nashville

The Nashville area real estate market is showing signs of life early this year. In January I noticed a tremendous increase in appointments being booked through The Appointment Desk indicating that buyers are looking. Now we are seeing results in the form of pending contracts flooding into our offices. This traffic is sooner than normal for this time of year and a welcome start to 2008.

I would like to support Robb's observations with regard to the number of buyers we are seeing this year.

In spite of all the negative talk in the media about the real estate recession and mortgage industry issues we are experiencing a larger number of inquiries that the same time last year.

Buyers are definately in a more cautious "wait and see" mode but as we enter the traditional buying season I predict we will see that Nashville will buck the national trend and reveal that the real estate market in Nashville is one of the strongest in the country.

Buyers will realize that after leaving depressed markets like Florida, where buyers have all the power and have negotiating huge price reductions, that in Nashville the sellers will not "give their homes away"

Nashville didn't experienced the real estate boom seen in Los Angeles, Vegas, Florida etc. As a result real estate in Nashville still represents good value for home buyers attracted to Nashville through corporate relocations and other periheral incentives such as no state income tax, good schools, central location, temperate climate etc etc
